Power in. Offtake signed. Money closed.

A data-center project lives or dies in three places — the grid queue, the tenant lease, and the financing. Linth runs the workflows for all three, and holds the documents in between.

What changes

Without Linth With Linth

The same figures re-keyed three or four times across the data room, model, and memo

One checked record — every restated figure tied out automatically

Breaks survive into final committee documents

Divergence flagged on ingest, cited to both sources

Demand capacity scattered across six regional registers; heatmap headroom that isn’t real

One live view across the public registers, read for what is actually offerable

The financing pack rebuilt from scratch on every change

The memo and DD pack re-draft from documents already in the record

The file, compressed

Power in

The demand queue has no clean register — it lives across NESO data and six regional network records, and headroom shown is not headroom offered. Linth assembles one live view, and reads a connection offer the way a lender will.

One live view
A Linth sheet with structured columns filled from the live UK registers, every call logged.
The compute lease

Offtake signed

The lease is the credit instrument: take-or-pay terms, the credit gap between a hyperscaler and a GPU cloud, a twenty-year shell against five-year chips. Linth reads the lease into cited terms, abstains where the document is silent, and flags the mismatch.

Lease term 15 years
GPU tech life 3–5 years
Term exceeds equipment life — flagged
Project finance

Money closed

The IC memo and DD pack draft from documents already in the record — every figure tied out across the deal, exported to Word with the citations inside, and blocked until a named human signs.

The Document Builder's A4 register for the sample deal's IC memo.

The whole lifecycle, one record

Site, land, feasibility

The documents that make a site real enter the record early and feed the three closing stages; screening workflows follow.

Permitting

Planning documents are consumed today; permitting-risk workflows follow.

The build

Milestones gate draw-downs; a finance-linked build and commissioning tracker follows.
